UAE Real Estate Transactions Climb Sharply in First Half of 2026 on Sustained Investment

The Emirates News Agency reported on July 6, 2026 that combined apartment and villa sales across the UAE rose 173.9 percent to more than AED 84.4 billion in the first six months of the year. Transaction numbers increased 103 percent to 16,585 deals over the same period, according to an analysis by the ADXinteract platform. The figures highlight how economic resilience, government policies and foreign capital inflows have continued to support the sector even as it matures beyond earlier rapid expansion phases.

Dubai property sales exceeded AED 286 billion during the first half, the second-highest total on record after the AED 326.6 billion posted in 2025, data from the Dubai Land Department show. Developers announced new projects valued at more than AED 275 billion in the emirate over the period, the largest such half-year figure in its history according to W Capital Real Estate Broker. The activity came as the broader UAE market absorbed strong demand for both residential and investment properties.

Farhad Azizi, CEO of Azizi Developments, said the real estate sector has continued to reinforce its role as one of the key drivers of the national economy. He added that this performance was supported by genuine housing demand, continued foreign investment inflows and the increasing maturity of the market. Azizi noted that positive indicators point toward sustainable long-term growth.

Hussein Salem, CEO of Ohana Development, stated that the market has entered a more mature stage with growth now driven by long-term demand factors. Both Abu Dhabi and Dubai continued to record record-breaking numbers of transactions and new project launches, Salem said. The executive highlighted the resilience demonstrated across the sector amid evolving buyer preferences.

CBRE’s Q1 2026 UAE real estate review placed Dubai residential transactions above 45,000 units worth AED 137 billion, led by off-plan sales. Knight Frank assessments have similarly underlined sustained investor confidence in prime segments throughout the opening months of the year. These independent data points complement the half-year aggregates by confirming elevated activity levels into 2026.

Thomas Wan, CEO of Refine, was quoted saying the sector continues to demonstrate a high degree of resilience as buyers focus on project quality, location and developer track record. He observed greater market awareness and maturity among participants. Wan emphasised that this evolution supports the industry’s future stability.

Syed Mahrooz, CEO of Albagh Group, noted that the market has maintained its strong performance driven by robust demand and the success of the country’s long-term development vision. The growing number of high-net-worth individuals selecting the UAE together with progressive policies have underpinned this momentum, Mahrooz added. Industry executives broadly expect these dynamics to persist in the second half of the year.
