The Emirates News Agency reported that the UAE real estate sector sustained its momentum through June 2026 on the back of robust investor demand, population growth and supportive government policies aimed at drawing international capital. An ADXinteract analysis cited by the agency placed the combined value of apartment and villa sales at more than AED84.4 billion, equivalent to roughly $23 billion, for the six-month period. Transaction counts reached 16,585, reflecting the market’s continued appeal to both domestic buyers and foreign investors seeking long-term exposure.
Dubai sales exceeded $77.8 billion during the same period, the second-highest half-year total in the emirate’s history, according to research by W Capital Real Estate Broker that drew on Dubai Land Department figures. The value of newly announced real estate projects in Dubai surpassed $74.8 billion since the start of the year, the largest such half-year pipeline ever recorded. W Capital’s assessment noted that these launches signal strong developer confidence in sustained demand.
Farhad Azizi, group CEO of Azizi Developments, said the property sector continues to strengthen its role as a major contributor to the UAE economy. He pointed to housing demand, foreign investment and a growing share of self-financed buyers as central factors. Azizi’s remarks aligned with broader data showing the market’s deepening liquidity and diversified buyer base.
Separately, the Abu Dhabi Real Estate Centre figures show total real estate transactions in the capital reached AED117 billion in the first half of 2026, a 112 percent increase from a year earlier. Sales transactions rose 163.7 percent to AED86.1 billion across 16,838 deals while foreign direct investment in Abu Dhabi property climbed 309 percent to AED13.8 billion. The ADREC data indicated that investment zones attracted AED75 billion during the period, up 181 percent year on year.
Dubai Land Department data placed the number of completed real estate projects at 104 for the first half of 2026, carrying a total value above AED111 billion. That compared with 75 projects valued at AED73 billion in the corresponding period of 2025, marking a 52 percent rise in investment value. The completions delivered 24,537 new residential units, an increase of 36 percent, along with 1.95 million square metres of built-up area ready for handover.
WAM noted that the overall expansion across emirates reflects the impact of economic diversification initiatives and regulatory adjustments that have widened participation from 116 nationalities in Abu Dhabi and 121 in Sharjah. Mortgage transactions in Abu Dhabi grew 33.5 percent to AED26.7 billion across 8,876 deals, according to the ADREC statistics. These trends illustrate the sector’s role in channeling capital into productive real estate assets beyond traditional hydrocarbon revenues.
